The Stables, sleeping 18 guests, and Laundry Cottage sleeping 4 guests,near York, is a stunning Victorian Stable block recently renovated to the highest standard with original features remaining throughout.

The house is located on a privately owned Estate in the Vale of York, between York and Harrogate.

There is large Event room available to hire for weddings and parties, please enquire for more information.

The Stables has 9 double bedrooms, all with ensuite bathrooms. The large open plan kitchen offers a living area with comfy sofas around a double sided log burner, with large island, wall and floor units, range cooker and dining table for 22 guests.
The bar and snooker room are on the other side of the double side log burner and the original carriage room has been converted into a sitting room with 60″ smart tv and large comfy sofas to relax on.
The dining area has large glass doors opening onto the private cobbled courtyard with outdoor seating and hot tub providing the perfect opportunity to have a large family and friends gathering.
There is an ancillary kitchen for guests who would like to have caterers in for their event or gathering.
If you would like to hire any external suppliers or caterers please let us know as we have a set list we can provide. Please note no other external suppliers will be permitted at the house due to insurance restrictions.
On the Ground Floor there are 4 twin rooms with ensuite bathrooms and the First Floor has 5 double bedrooms with ensuite bathrooms.
Original features with exposed brick remain throughout including the striking stone stairs leading up to the first floor accommodation.

The Victorian Stable block offers over 6500 square ft to enjoy! The Stables is serviced by ground source heating with underfloor heating throughout the ground floor. Radiators are in the first floor bedrooms and all bathrooms have underfloor heating.

On the Ground Floor there are 4 twin rooms with ensuite bathrooms and the First Floor has 5 double bedrooms with ensuite bathrooms.

The Walled Garden, set in 21/2 acres, is newly designed and landscaped offering a space of beauty and tranquility and available to you during your stay. There are many public footpaths on the Estate for you to enjoy and dogs are welcome.
BOTANICUM  is a stunning Event Barn which is available by separate negotiation for events, weddings and parties. Please enquire for more information.

  • Hot Tub is included in the price.  Please let us know on booking if you would like to use the hot tub
  • If you wish to book a 2nd hot tub you must use the approved supplier and pay directly to them

  • Logs are provided for wood burners
  • Glass doors slide open from the kitchen to access the large terrace where the hot tub will be and outdoor seating
  • Pets – 2 dogs allowed £40 per dog per stay
  • No dogs on furniture or upstairs and please clean up after your dogs. Thank you
  • Ground Floor – there are 4 twin rooms, all ensuite
  • First Floor – there are 5 double rooms, all ensuite
  • Laundry Cottage – 2 double bedrooms all ensuite
  • Bed formations can’t be changed
  • The house is set in 3000 acres of farmland with beautiful private walks for guests to access and great cycle routes
  • There is lots of parking available at the house
  • There is a 21/2 acre garden that guests have access to. Please note there will be gardeners there and not for sole use

GROUND FLOOR

Guests enter through the front door, from a large car parking area, into the kitchen which offers a large open plan living area with sofas around the log burner. Beyond this a dining area with seating for 22 guests that opens out onto a private cobbled courtyard with outdoor seating and hot tub.
A double-sided log burner warms the kitchen and Tack Room with the original tack room cupboards and now hosts the Bar area and Pool Table.
There is an ancillary kitchen for guests who would like to have caterers in for their event or gathering.
A 60” Smart TV is located in the old Carriage Room with large comfy sofas.
Original features remain throughout including the stone stairs to the first floor accommodation.
Exposed brick is a beautiful feature throughout the building.

LAUNDRY COTTAGE

Laundry Cottage is next door to The Stables and accessed from The Stables courtyard with two double bedrooms, one double and one twin both with ensuite bathrooms. Please note the double bedroom has a roll top bath in the bedroom with a separate ensuite shower room.

There is a fully fitted kitchen with dining area and separate sitting room with smart tv.

EXTERIOR

The Walled Garden, set in 21/2 acres,  is a newly designed and landscaped Walled Garden offering a space of beauty and tranquility and available to you during your stay.  There are many public footpaths on the Estate for you to enjoy and dogs are welcome.

The Stables is located 7 miles from York, 7 miles from Wetherby, 16 miles from Harrogate and 27 miles from Leeds close to the A64 and A1 in The Vale of York with easy access to The Yorkshire Dales and The North York Moors.

The Stables is within easy reach of Castle Howard, Harewood House, Scampston Hall and Gardens, Fountains Abbey and Newby Hall and Gardens, Beningbrough Hall and the Yorkshire Coast.

The Tickled Trout which is a 2.5 miles drive, serves award winning food and is very popular. The Alice Hawthorne in the nearby pretty village of Nun Monkton, is also a fantastic local place to dine.

TRAINS:

York train station is 7 miles away with direct train service to the north and south.

FLIGHTS:

Leeds Bradford airport.

ROAD:

Close to the A64 and A1.

Everything you would need supplied. Would definitely recommend. One of the best houses I have ever stayed in.

Kitchen very well equipped, and spacious. The house was spotlessly clean and well set out. I would definitely recommend, and hopefully will return again at some point.

The space was perfect for our big family holiday and the hot tub was an added bonus! Thank you, we would definitely stay there again!
