It’s here that you can enjoy long breakfasts before adventures outdoors, or return for leisurely suppers and laughter around the dinner table. The shaker-style kitchen is really well equipped with an American-style fridge freezer, split-level ovens, microwave, offering everything you need for relaxed food prepping.

SLEEP

The first floor hosts three tastefully furnished bedrooms, one twin and two doubles each bathing in natural light and dressed in soft, calming tones. One of the bedrooms features a stylish en-suite, while the other two share a modern bathroom and shower room, ensuring comfort and privacy for all. On the second floor, a bright loft suite can be found with king bed, fitted wardrobes, and Velux windows – offering a peaceful retreat under the eaves. Please note: the staircase to this room is steep and the ceilings sloped, making it best suited to older children or grown ups seeking a quiet sanctuary.

The comfy lounge is perfect to chill and savour those quieter moments – with its cosy seating, Smart TV, board games, and shelves of books to browse. The large summer house is perfect for lazy afternoons or evening drinks creating a serene spot to watch the light fade and the stars emerge. At the garden’s end, a gate leads to private parking, with additional parking available in the square.

By Road

Grove Villa is easily accessible by car, nestled just off the Market Place in Leyburn, North Yorkshire. From the A1(M), take the Bedale or Leeming Bar exit, following the scenic route along the A684 through rolling countryside to Leyburn. The property has private parking at the rear, accessed via the garden gate, and additional on-street parking is available in the square directly outside.

By Train

The nearest mainline station is Northallerton, approximately 30 minutes’ drive from Grove Villa. Northallerton is well connected, with regular LNER and TransPennine Express services linking to London King’s Cross, York, Newcastle, and Edinburgh.

By Air

For those travelling from further afield, Teesside International Airport (Durham Tees Valley) is around 45 minutes by car, offering both domestic and European flights. Leeds Bradford Airport and Newcastle International Airport are each around an hour and a half’s drive.

Great house for a family Christmas- spotlessly clean, warm and comfortable with a very well equipped kitchen for a crowd. Super location in town. Would highly recommend.
